The Seasons Restaurant (315 SE Paradise Street, Pullman, Washington 99163), located in a pioneer home atop a hill overlooking downtown Pullman, was opened to the public on December 16, 1970. The restaurant was designed to serve homemade supper entrees at a reasonable price. Everything was prepared from scratch on the premises.

The restaurant was shaped out of what had been a private home. Initially the restaurant was in a drafty, poorly-equipped building with a prehistoric kitchen and a few home-style refrigerators. The restaurant was created out of hard work, instinct, and desire. As years passed, summer remodeling projects began to reshape the old structure by adding a large dining room, an expanded and renovated kitchen with reach-in refrigeration, two large double U.S. ranges with four ovens, twelve gas-burners, and four feet of grill and hot-top. A large walk-in refrigerator and walk-in freezer were added to a new basement pantry area, along with a refrigerated, tiled wine cellar with a 1500 bottle capacity.

In the beginning the restaurant seated 36. After years of slowly renovating and remodeling the restaurant seats about 70 comfortably. The restaurant also features one of Eastern Washington's most extensive wine lists, with a total storage of 2500 bottles of wine.

The main dining room is covered with solid oak paneling, with over 250 square feet of beveled glass windows. The main window is over 18 feet high with hand-cut bevels and stained glass. The main room also features a very large hand-made stained glass chandelier and 6 bronze and hand-blown glass art nouveau light sconces. The woodwork and design of the main room have been featured many times in magazines and Sunday newspaper supplements. The chairs in the front and middle dining rooms are covered with designer-made velvet coverings, and the light fixtures are hand-made ceramic fixtures.

The building has a second floor, which is unfinished. The upstairs has three large rooms and a smaller room currently used as an office. This space could be easily converted to living space for live-in convenience for the proprietor, or converted into private dining space for special events. The property next-door to the Seasons is also available for lease or sale. This home is a duplex upper/lower house with 2 bedrooms up and 3 bedrooms down. This space is very convenient to an owner or would make a wonderful 5-bedroom bed and breakfast addition to the Seasons Restaurant.

Pullman, Washington is a small university town, home of Washington State University, the state's second largest university campus. The town has many of the best features of a rural community:ease in getting around, no freeway gridlock, low crime rate, great schools and educational opportunities for kids-Pullman is a one-factory town where education is top priority from preschool to university graduate school levels. Pullman also has many advantages of a larger city because of the university facilities, cultural diversity, and entertainment events. WSU also hosts one of the nation's top-rated Hotel/Restaurant programs. A well-trained work force can be found in this department. Many of the students are required to do internships or work a set number of hours in the field, an advantage to local restaurants who are looking for qualified and motivated staff.

Catering is a very rapidly growing business in this community. The Seasons currently caters at the University President's Home for all his special dinners. We are also well-known as a celebration house for wedding receptions, anniversaries, retirements, and many other special events. The Seasons enjoys a large repeat clientele.

The Seasons Restaurant is a "turn-key" restaurant and is an extraordinary opportunity for the right person or couple. Having built and run the business for almost 30 years, we would like to offer this business to the right person and for a very reasonable price with reasonable terms. We would be prepared to lease or hold the contract for the right buyer with a 30 percent down payment. The asking price for the restaurant with all fixtures and equipment is $299,000, which is a good value for the property alone, much less for a business that is ready to walk in to. The food and wine inventories are also negotiable at closing.
